Welcome

Welcome to the Building Codes of Kaldus. This site will go into what would be required of various buildings based on the role they serve. Many of these requirements might cost extra money while other codes will save you money. However, all new construction, or infrastructure renovation will require the codes to be met. For example, if someone applied for major renovation on the electrical, then they will likely tear down walls which will require that they replace the electrical lines that does not meet code, and they will require to remove the gas line. They will also be required to run communications lines to the communications closet. This will require extra cost, but will eliminate the need to tear down walls again. This will apply even if the goal of the renovation will be to upgrade the electrical lines.

There is also something that needs to be clarified. A premise is the physical space of an address. This means bedroom 2 of an address is not a premise, but the address (even as an apartment) is considered a premise. All new constructions must recognize this. If utilities will be separated, they must be separated based on the premise. More premises (addresses) will require more utility lines to be installed. In order to charge a tenant for the utilities they use, it must have its own line. The owner can not simply charge a percentage of a bill.

All premises must have a circuit panel for electricity. This panel will provide electricity within the walls of the premise. All premises (except SROs) must have a communications closet. The owner is required to provide the switch that connects all LAN lines to the network, but the tenant is required to provide for their own router, or network server to connect the LAN together, and connect with the WAN. The owner is allowed to lock the servers, and switches that are in the premise.

All premises must have a unique address, and a mailbox for collecting mail – even if the tenant chooses to not use the mailbox. Any location where there is a package drop-off must have a surveillance camera installed to reduce the chance of theft for that package. Any interior theft of packages can lead to criminal prosecution, and eviction.

Anyone purchasing a building, and wish to take a loan from the Kaldan National Bank must have certification that the building meets NSC standards. Any building not certified to meet NSC standards must require the use of another bank to purchase the property. The new owner can continue to choose to not renovate such as not enough money, but they must disclose if the building meets standards or not. All buildings must meet with local issues such as accounting for flooding, tornadoes, or earthquakes even if this increases the code requirements set forth in this site. Assuming there are no drastic issues, then code here should apply.
