Utilities

This section will go into the requirements regarding the various infrastructure that is within a premise. This will include electricity, communications, water, and so on. When a utility is considered as obsolete, it will be noted in this section. Also, any required codes will be noted in the appropriate page. All new construction, and renovations will require these new standards to be in place. This just makes sense as there will be a push for affordable, efficient, and safe premises.

Any multi-unit buildings must have separate utilities for any utilty that the owner expects the tenant to pay for. The charges for the common space can not be passed to another tenant. In example, if electricity is not included in a 2 unit building, then there must be 3 electric meters. One for each unit + one for the common space such as hallways, any elevator, and if there is a common laundry room. Any property owner passing the charges of the common space to the tenant can be fined by the Department of Housing, and might have to pay the tenant for the assumpted cost of the utility that the tenant paid for.
